Studio Plaza in Silver Spring Preparing To Begin Construction

A Montgomery County surface parking lot downtown will close at the end of September to make way for major redevelopment project

One of Silver Spring’s largest mixed-use development projects is gearing up to begin construction.

Fairfield Investment Co., the developer behind Studio Plaza, is moving forward with a two-phase redevelopment project that could bring nearly 750 residential units and more than 730,000 square feet of office, retail and residential space to a 4.2-acre lot between Thayer and Silver Spring avenues. Fairfield received approval from the county Planning Board in 2013 for the first phase of the development and the developer is planning to begin construction this fall, according to the county.

Plans for the first phase call for construction of a 152-space underground county parking garage and a 418,000-square-foot, 110-foot-tall building with 415 residential units and 10,500 square feet of ground-floor retail space. Plans for the building also include a public lawn and a pedestrian passageway connecting Thayer and Silver Spring avenues.

To make way for construction, the county is planning to close the 143-space public surface parking lot that borders Fenton Street between Silver Spring and Thayer avenues. The lot is scheduled to close on or around Sept. 30, according to the county.

The county traded the land to the developer in exchange for the new underground parking garage, which will be owned and operated by the county, according to Jose Thommana, chief of the county’s parking management agency. The deal requires the garage to open two years after the developer begins construction, according to Thommana.

The first-phase building will feature a brick-style exterior with plenty of glass windows, according to designs by WDG Architects. The building’s amenities include a rooftop pool, fitness room, yoga studio, game room, children’s playroom and a dog-washing facility.

The developer agreed to provide 61 moderately priced dwelling units as part of the Planning Board approval process. The construction schedule for the development is not clear and Fairfield did not respond to an emailed request for comment sent Tuesday.

Once under construction, Studio Plaza will join other major redevelopment projects going up in the area,  such as the nearby Central apartment building across from the Silver Spring Library and the $650 million The Blairs redevelopment along the Washington, D.C., border.
