Blueprint for Future White Flint Development Clears Planning Board

County Council will now consider document allowing up to 6,000 new homes

MONTGOMERY COUNTY PLANNING BOARD

A drafted growth plan that could clear the way for nearly 6,000 new homes in White Flint is headed to the Montgomery County Council.

The Montgomery County Planning Board voted unanimously Thursday to pass along its version of the sector plan that covers about 460 acres in a bowtie-shape around Rockville Pike and Montrose Road.

As written, the White Flint Sector 2 Plan includes three development phases to pace the construction of housing and up to 3 million square feet of nonresidential space. The document also sets criteria for moving from one stage to the next. However, at a recent planning meeting, board members relaxed some of the benchmarks so that stalled transportation projects wouldn’t necessarily halt development.

Under the current plan, construction could continue as long as the White Flint area is meeting certain goals for use of shared transportation, cycling and walking. Earlier drafts would’ve automatically stopped development until funding was available for various transportation improvements, a design study was completed for Rockville Pike Bus Rapid Transit and there was progress on other projects.
